Comments (16)oklouise thanks for the ideas. We have actually really thought about the zoning. We want the two bedrooms on the southern side with a bathroom between for privacy. We also want the eastern lounge room to pop out as a dining room in that spot will waste a gorgeous view. We had a straight alfresco and thought it was all a bit hohum. I will attach the first and second drafts to see where we have come from. The first draft we had drawn was too boring for us ... Garry hated draft 2 as he thought it was too wide for solar access and didn't give cross ventilation (north to south or vv). It's only positive was the flow of west/east cross ventilation. Also the bathroom was too tucked away for guest use when we are using that nice alfresco area. We quickly scrapped all those ideas... LOL As I said, we like skillion roof lines and are planning on clerestory windows to maximise northern sun. Some raked ceilings will probably happen too (and definitely 9 foot ceilings in living areas). the mudroom/laundry will probably be incorporated into the hallway. Unlike some on this forum previously I don't object to entering through the laundry. It kind of gives a landing spot for groceries from the car on those cold days you don't want to leave the whole house open. Comments (14)Your kitchen looks like it may be original with the house and has had a number of makeovers since it was built. It looks like a builders kitchen, and probably not the highest quality with hinges and runners starting to wear out at a guess. You can't apply a two-pack finish to old doors that have been painted (and repainted) before and expect a perfect finish. I wouldn't buy new doors and drawer fronts in such an old kitchen, but look at upgrading all of the knobs to handles and repainting to work with the materials and colours that you won't be changing, such as the benchtop and flooring. Many kitchens have a life span as things wear out and technology changes. All of the little jobs and upgrades that you have described will be fiddly and expensive due to the labour content. Don't waste too much of your money on upgrades to this old kitchen but save up for a new one. A well designed, new kitchen will make better use of the space, and be designed to give you the storage you need, and house the appliances that you want to make cooking a pleasure. Comments (25)Hi AndrewJason, Again! :) Depending how many people in your home. Do you have other linen store somewhere else in the home? If so I would consider going with the linen hall cupboard in the laundry for tall things, then using the full length of the wall for the bench, units under at the outside door end, and put the sink nearer to hall door: think about the order in which you would usually use these things. Dirties in from the kids rooms and the bathroom, rinse, soak, hand wash, WM, TD if you need to, out the door to the "rotary or linear, unit for air movement and solar assisted moisture removal with appendages and wiring" ! When it has achieved its optimal, goods are brought in and bench is used for folding and stacking. The shirt rail under the overhead cupboards are brilliant! As are rails along the other walls for towels in use or pool towels, airing, finish drying etc. My preference would be to move the hall and outside doors to the center of their walls so you have two sides of "U" with walkway between down the center of the room, for cupboards, benches etc between the full length of the room. Comments (18)Working with Rachels posted details, which says limited budget, 2 doors and an opening between the laundry and Dining rooms which is at the end of a nib wall which is part paneled. and keeping floor tiles. As per my first layout which works with power points and plumbing access will keep costs to a minimal. If more funds were available I would replace the Nib wall with a full height wall with a doorway to separate the laundry from the dining room, keeping the laundry mudroom as one space with exterior access and another door which we know nothing about. A drying rail across the window between the washer and the tall storage would be great for hanging freshly washed shirts etc....See Moreannb1997
