Comments (6)we can't read the wording on the floorplan but it looks like the designers have produced what you asked for internally although i would prefer a simple verandah across the front door instead of the gabled porch. The feeling of a high ceiling can be achieved by having a raked ceiling over the living, dining, kitchen and stairwell, tall enough to have generous ceiling fans without having to raise the ceiling of the whole upstairs. Install an opening window as high as possible in the stairwell to improve stacking ventilation (with electric window openers) Overall ventilation can be improved by aiming to have an entry and exit point for breezes on opposing walls in every room and short horizontal windows (like the ribbon windows on the old east elevation) tucked up high as possible under eaves on east and west walls rather than tall narrow windows can improve daylighting and help reduce overheating. Consider security fly screening the external areas to exclude harsh sun and bugs and allowing stacking doors to be kept open and the outdoor areas to be used as much as possible (with the screens on the outside openings the stackers can be installed without their screens, improving the connection to outdoor living areas)...See Morefloor plan remodel, designs welcome!
Comments (27)Eltham is cold in winter so any heat/cooling help the environment can give you will be free and appreciated! I agree with living there for 12 months first. I thought, up stairs, to open up the study area as it will let light and sun into the whole open area there. I like the idea for the robes in the front bedroom (tho you have not said how many people will be living in the home) Down stairs: I agree with living/ dining on the north side might be more welcoming for everyday living and I would be adding more windows along this wall to aid the solar efficiency. Adding doors to the rear too from dining. getting the eave length right for winter sun and summer shade. Powder room/mud room great idea I would add a shower for pool, broken leg or other convenience!! Leave laundry where it is but arrange it better with no dead corners. Is it possible to build a walk in pantry under stairs: even if you have to add plaster to the arc of the stairs (and the robe above become a walk in?) it is a great opportunity! I like the idea of the open kitchen to dining, meals with tall storage under stairs or that side. I don't like the idea of knocking wall out family to entry but cavity slider 1 or 2 would be handy (Make sure of furniture placement b4 grabbing the sledge hammer!). The fire you are more likely to enjoy in evenings, it will only be efficient enough for that one room or heat becomes a draft up stairs. access thru sliders nice but close it off for intimacy & warmth too. Comments (21)Thank you Geluka and Margot, the breakfast bar won't be 2 level, the app we used to draw up this design doesn't allow a single piece of bench (to wrap around the support column) hence the split level look. We will have a glass door for our mud room/laundry entrance. Probably won't have a pergola as the courtyard will be quite small and narrow post extension. I am considering moving the oven tower to the end of the bench housing the stove top. Assuming a 900mm stove, 600mm oven tower that will leave 600mm clearance on either side of the stove top. Comments (33)Hello everyone - Despite Coronavirus fears, I plugged away at the bathroom (the thought of several people in lock down with just ONE toilet was surprisingly motivating). And I just want to thank everyone for contributing to my tiny, but now very pretty, bathroom. I am a terrible photographer, but I truly hope the final result sort of appear! It is truly lovelier than it appears. We left the window in the original location. Because the bathroom intersects with another roof line, I could only move it across if I accepted a smaller opening. Instead, the frosted glass has been replaced with clear glazing. So now the room looks larger and more open. With the outlook from the window, somehow it made sense to use a softer tone than I first planned on the floor. It's now a patchwork tile. DM Stan was right - when I pushed the builders one more time, I could not raise the roof height...but I COULD follow the external roof slope better and rake it down to the lowest point. The high point is now 2.50 m high, which looks amazingly better! The door has stayed in its original position (shown) . Thanks to the raked ceiling I had enough room "above" to put a slider for a barn door on the inside - but when we marked it out, I realised I "lost" the logical space for the light switch, fan switch and some towel racks. After some deep angst (cavity slider?) I splurged on a heated floor AND heated towel rails, with the "heating"connecting wires and rods hidden in the wall cavity. My new luxury is that I can reach out of my walk-in shower and grab a warm towel, without soaking the floor. The vanity and the toilet are now side by side. Even though I can technically still see the toilet from the door, it's no longer the main focus. And the room feels much more spacious. Thank you again, everyone. If it was not for your advice, I would have ended up with the same awkward layout and oppressive ceiling. The first shot is the reminder - it was truly awful! It truly did look like this! The new walk in shower. Reach out and grab a dry, warm towel! With the Houzz - game changers shown: vanity and toilet rotated, and the sloping ceiling.
