Hello Dee, I would 'mirror image' your plan and have the kitchen against the original part of the house (to the left of your step down) and still with the island. You could then have sliding doors facing both decks, and hopefully a beautiful outlook to your garden, also a lovely vista when you walk down the steps... your living dining furniture will have the feel of more room against windows, rather than boxed in by walls.

Two years later... We ended up purchasing a 3-seater for wall opposite fireplace, a 2-seater for under the highlight window (leaves a comfortable space to enter the room) and an armchair placed diagonally opposite the couches. I've fooled the advice to pull the furniture in off the walls a little. We have just updated the fireplace with the (professional) installation of an insert wood heater and (DIY) replacement of hearth and tiles/timber mantel to conceal the brick while meeting the safety specifications of the heater (required a much wider/deeper hearth than the existing brick one so we removed and replaced with a slab of honed granite, and the minimum height for breastplate/mantel shelf posed a few design limitations). TV mounted above fireplace to allow for better furniture placement. Not quite the picture I had settled on 2 years ago, but works with the style of updates we have made elsewhere. Hi there, As I see it the problem is common in that there are too many doors in the nearly square space so all the room should be taken with traffic lights! Can the laundry be over with the kitchen? Can the proposed living room have three walls uninterrupted by doors on the north or east (garden) sides? This will give u place to put sitting furniture. Then make kitchen & l'dry on south side as skinny as possible maximising the width of the room for dining table. The other problem that is silly is the garage at the back of the site (It was for keeping the horses away from the house). It is wasting all the drive space. If cars can park at the front of the site it frees a heap of extra space on the south that can be used far better. Kitchen and laundry over by the south boundary, clear space for dining that could open to the existing lounge, area on the north for bedroom creep adding ensuite next to existing bathroom, and living area to the north and east......This helps maximise north light and living too. Hi, thanks for the reply and the wishes! None of the items are mine, I just shared the pic of the old owner :) the dimensions are: 3.4 m right wall. 5 m wall to wall distance. 2.3 m from Left wall to the opening of door toward pergola. I initally kept TV on the Right side wall, but when I keep couch the distance will be maximum 2.7 m and then at the back will be dinning and a way to cross for pergola. now, if I keep this was toward window. the room is not coming out as apealing and looking bit clossed. I need to change the couches but waiting for the best layout before I finalise one. I hope wonderful people like you might help to solve my concern!
