Comments (21)based on approximate dimensions i've reduced the extra hallway width upstairs, added the two storey void (or bigger upstairs bed 2 or small study) moved the stairs to the west and rearranged upstairs and down with a central rumpus room or potential extra bedroom and master suite across the rear...the stairs are still open underneath up to the downstairs bathroom door that is enclosed under the stairs to create more bathroom privacy and a generous nook for the piano...swopping the laundry provides a small porch for the garage and laundry with option for security screen on the outside of the porch ...the eastern alfresco will be cooler for afternoon outdoor entertaining (western alfresco creates circulation issues with the kitchen) although the existing dining and living areas could be swopped (btw don't forget the alfresco floor space extends up to the fence for more flexible furniture arrangements)...See MoreSeeking design advice for my ground floor layout
Comments (74)Last piece of advice simonsays - never "assume" anything - more often than not people sorting through this stuff on their own misjudge, either in under or over estimating what's involved, incorrectly thinking that it will be either easier or harder than it actually will be to achieve whatever it is......you need to define your various project requirements/details etc as a starting point, and have clarity on what aspects are more or less important for you. This also must include your budget BEFORE you put pen to paper working through the design solution...so if you want a 2-way fireplace, consider it now, and factor it in within the process of working through the costs (which should be occurring simultaneously.........also, remember that "design" is a process, working towards an outcome, which as always is about resolving project requirements to budget within a particular context/conditions.......the project outcome, whatever that is, will be very much determined by the design process and the extent it is invested in and executed....hope this all helps and best of luck with it all :) PD...See MoreFloor-plan feedback/ideas needed -What do you think of this floor-plan
Comments (51)siriuskey, Yes, the courtyard is open to the sky (no roof over it), I assume this is what you mean by double story. Ref. below photos, I would love to get this look, especially the first and last photo, where you can see family living space from the first floor. I can't achieve this in my plan as it eats a lot of floor space upstairs. The referred plan (photos) has a very big void combining staircase, hallway and dining area. I know it is not easy with cooling and heating when you have such a big void. So, I explored a few ideas (with my limited knowledge on this topic) before achieving the current floorplan. I have also thought about, in my current plan, extending the void on the staircase to the dining area (it is more like L shape) but i wasn't sure if that makes any difference. keen to hear your thoughts....See MoreNeed advice on a new house layout
