Sounds like a good plan but can you post a floor plan. At least a second toilet is valuable

There’s no plumbing on that side of the house and it looks like you’re on a concrete slab. It can be done but not cheaply. How much budget were you prepared to spend? Adding a bathroom will also require a permit which means plans etc. (if you’re going to be there for years and future sales problems isn’t an issue you could probably get away with it).

That means you will have a 3 bedroom, 3 bathroom home. How long do you intend to stay at that property? Personally I would prefer a study/bedroom than another bathroom. But that is my requirement. So if you don’t need the extra private room for a study and would prefer a bathroom, then get quotes and see whether the cost is worth it.

It’s really up to what you need for your household. You have large multiple living spaces which support 4 bedrooms. A third toilet would be good somewhere

I don't understand the need for the ensuite, do you have older family living with you. As it is you have two bathrooms plus a separate WC, if you have a need for a 3rd WC it could possibly work in the laundry space, but dimensions aren't shown.

The most cost effective, as far as bathrooms go, would be to turn the laundry into a bathroom. Will still need a permit etc but the plumbing wastes etc are already there.

Excellent idea bigreader. The plumbing is there. A combined bathroom and laundry is an excellent use of space. And you will still have that fourth bedroom.

I don't see an elderly mother using a combined laundry and bathroom, too much of a hazard.

How would you feel about putting her into the master at the end of the house and then working on something else for you, big ask.

Why can’t the teen use the bathroom/laundry, and Mum use the bathroom?

An elderly person is much better off having bathroom facilities within their own space to help avoid accidents.

Just a thought, if you could use the Rumpus room which gives easy access to plumbing for an ensuite, mother would have her own space within the house with access to outside.

Without correct dimensions I wanted to show your idea and the other of using the Rumpus, the Rumpus would give mum access to outdoors a bit more like a Granny Flat. I have also opened up the family kitchen dining cheers

Kate - we did originally think about the dining and lounge as bedroom, ensuite and sitting area. I had forgotten about it.

Not everyone wants to give us an idea of budget but we do need to know if you’re thinking $5k, 50k or 500k.

How big is your backyard? Most Australian states have a good rented and craned in granny flat scheme for older family members.

Can you post a site plan. Knowing where you sun, private open space and views adds to mix of consideration
