Comments (74)Last piece of advice simonsays - never "assume" anything - more often than not people sorting through this stuff on their own misjudge, either in under or over estimating what's involved, incorrectly thinking that it will be either easier or harder than it actually will be to achieve whatever it is......you need to define your various project requirements/details etc as a starting point, and have clarity on what aspects are more or less important for you. This also must include your budget BEFORE you put pen to paper working through the design solution...so if you want a 2-way fireplace, consider it now, and factor it in within the process of working through the costs (which should be occurring simultaneously.........also, remember that "design" is a process, working towards an outcome, which as always is about resolving project requirements to budget within a particular context/conditions.......the project outcome, whatever that is, will be very much determined by the design process and the extent it is invested in and executed....hope this all helps and best of luck with it all :) PD...See MoreHELP - Floor plan layout
Comments (10)I see no downstairs bedroom, so is the downstairs shower for a swimming pool? If so, I'd try to include a door to the outside, even if it means making the shower smaller. The upstairs bathroom would be a lovely luxurious ensuite, but as a bathroom it has drawbacks. There is the downstairs bathroom but needing to go to a different floor because someone is in the bath should be an avoidable inconvenience in such a generous house. How many people will be sharing the bathroom? Will Bedroom 2 be permanently occupied, or will it be something like a study or guest room? The wall between it and the master bedroom should be soundproofed. The upstairs linen cupboard definitely compromises the functionality of the leisure room. I'd put a cupboard of some sort in the area to the right of the master bedroom doorway, which is otherwise just an oversize thoroughfare. I love the mudroom concept, but having to cross a corridor to get to it when coming in somewhat negates its purpose. It looks like a useful storeroom but something just inside the garage door incorporating a dropzone and shoe bench and whatever works for you is a more practical version and the storeroom can be for things less regularly accessed. Where's the fridge? Is that the fridge next to the bar? It's too far. A kitchen, a butlers pantry, an outdoor kitchen, and you still have to walk to yet another room just to get items out of the fridge, that's bizarre. I mean I get the potential usefulness of each zone but they need to function with comfort and convenience. I do find it sad that efficiency is still not a thing, even as we approach COP26. Comments (22)The laundry has a door to the side of the house, and this is the entry that people use for the pool / bathroom run. The study area would be to work from home and would be more ideal to be in a closed off room to ensure have quiet for when in meetings etc. We are currently a family of 5, 2 older teenage girls 21 & 18(one moving out of home soon), and a young boy 8. Before covid we would have OS visitors once / twice a year for approx 4 -6 weeks at a time. The views are more south easterly. Our longer goal is on the deck area to the right of the pool will be pergola area with outdoor seating, BBQ area and a bar accessible through sliding doors into the bottom of the room far right. This room will be divided into 2 with a smaller bar area at the bottom accessing the outdoor pergola and the middle interior is currently a craft / hobby / small business room - and changes to a lounge area for OS visitors. I hope all this makes sense. I'm now looking at the potential changes for the family bathroom and laundry to be changed, this is a great idea, as yes I agree the family bathroom is very small for the house....See MoreFloor layout help. Comments (6)bad renovating is always pricey and a builder will be able to tell you about any restrictions with my ideas and i suggest that all my alterations should be bale to be done without having to remove whole walls, still allows some supporting structure and no major changes to ceilings but if you need an engineer for structural design then that's an investment in a better result and well worth the relatively small extra cost...See MoreAlyce Wiltshire
