Advice needed on engineered wood stain

Hello friend, appreciated the help here.

I hired a deep clean service that I suspect left some chemical that stained my floor. When I left the apartment it wasn’t there. When I returned the crew was finishing up and I noticed a liquid spilt on the floor, it was clear and oily like. After I wiped it off it left a stain mark that is lighter than the original colour. If wiped with wet cloth it becomes dark, and as it dries it goes back to light. Would anyone know what happened? The owner claims nothing his crew had could have done this. Appreciate thoughts!

Is there any depth to the mark? It almost looks as though something has either abraded the surface layer (is it a lacquered finish?) or maybe even a high temperature has removed the top layer - and exposed the ‘raw’ wood underneath which would explain why it went darker when wet and lighter when dry??

That isn’t the same shape as a liquid spill making me think is is not a chemical mark but actually a heat mark. Could hair straighteners or similar been put there?

Hardwood is still a great option and will last for decades if maintained. It would still be my first choice. In particular if it does suit the existing house. The new composites like Millboard, Inex, both look good once down. The Inex for example gets stained (or painted) like a standard timber but the product is a bit like a fibre cement so is almost unaffected by moisture. How long will they last.... well they are quite new to the market.....

Hi Rachel, the staff at Studio M should all be trained colour and design consultants. Take your ideas to them (all your pictures) they should be able to put together a scheme that works with the ideas you have in your pictures. If possible please ask them for samples of the products you have chosen. Don't let them pressure you into making the final choice on the spot - tell them you would like to think about your final choice before you sign off on anything. Take the design plan away and look at it again after a day or so. Your wood floors do not have to match the wood in your kitchen, but it needs to be the same tone/hue (eg light or dark) - what wont work is if you have a grey timber floor then use a brown timber in the kitchen. Classic styles never date when choosing tiles, and choosing one colour. I'm not into matchy matchy, so your bathrooms and kitchen do not need to match, you can bring one element into all rooms to form a connection eg, timber, subway tile. I find that clients who have pictures of what they want make it easier for a designer to help them choose finishes. Good luck

thank you for your advise. I have put images of the outside of the house as that where the dining room is from there we will be bringing the decking out 3 metres which will create an out - indoor eating. this is the most finished room giving you an idea of the colour and house. all blue grey tones. sorry about stuff around but a reno house is hard to find spaces below is kitchen as is looking out to the dining through that open servery but we are taking most of that wall out to make an open space - its very small step down below into the dining through the left door way. below is the now dining. the table is very small and hard to pull chairs in and out of hence the indoor out door considerations. belwo is the outdoor looking in. from those doors we are putting a 3 metre decking i think. we have a lot of yard so its easy to do

thank you for all of your comments. The main issue is that this wall faces quite a steep hill, so if I excavate too much I run the risk of creating a 'pool' under a suspended floor, facing the hill. This would be a disaster for the old double-brick home, which already has damp problems from water from the hill. My other concern about a slab is creating a permanent damp patch next to the house, assuming the black plastic membrane under a slab would be permanently damp (no evaporation). The mortar throughout the original house is lime mortar which is highly permeable and turns to dust when permanently damp John Cameron, I appreciate you mentioning passive solar, I'm familiar with this. Would it be best in this case to put rigid foam (say 50mm) under the actual slab before casting it? There will still be a thermal bridge at the perimeters though. MB Design I like the idea of a graded slope under a suspended timber floor, so will check with a structural engineer as to 150->400 allowance, noting my comment above about not wanting to pond water Two's Company I like the idea of a cement sheet for the wet room area - I have actually done a bathroom like this before and it works with great waterproofing. TBH I'm wondering right now if I should just redesign the whole thing. I'm going to make another post to canvas opinions on the two options and costs. Thank you! Sue

As per the comments looks like chemical (bleach-type) spill. Having a word with the cleaning company to foot the repair bill doesn't sound too unfair, though will depend on the circumstances.

I would advise asking a company like https://www.morrells.co.uk/ who stock a number of products that maintain floors and repair floors. Also maybe worth having a specific flooring fitter take a look first.

Looks to me like the shape (and size?) of a nozzle from a tube of silicone sealer or similar. Not sure if that helps
